Please read the following terms carefully before engaging Tylum's services. By using our website or entering into a service agreement with us, you accept these terms.
1. Definitions
In these Terms and Conditions, the following terms carry these meanings:
- "Tylum" refers to the interior design studio operating from 10 Jalan Batai, Bukit Damansara, 50490 Kuala Lumpur, Malaysia.
- "Client" refers to any individual or entity who engages Tylum's services or uses its website.
- "Services" refers to the interior design, consultation, and project management services described on this website and in any service agreement.
- "Deliverables" refers to any design documents, renders, spatial plans, specification packages, or written materials produced by Tylum during a project.
- "Website" refers to the website accessible at tylumjf and all associated pages.
2. Services
Tylum offers three core services: the Light & Space Review, the Complete Interior Composition, and Daylight-to-Dusk Oversight. Descriptions on this website are provided as general guidance. The precise scope of work for any engagement is confirmed in a written service agreement issued to the Client prior to project commencement.
Tylum reserves the right to decline a project at its discretion. Submitting an enquiry or paying a deposit does not constitute a binding commitment on Tylum's part until a written service agreement has been signed by both parties.
Timelines stated on this website are estimates based on typical project conditions. Actual durations depend on the complexity of the space, client decision-making, and contractor availability, and may vary from those indicated.
3. Engagement & Fees
Service fees are as published on this website at the time of enquiry and are denominated in Malaysian Ringgit (MYR). Fees cover the design and consultation work described for each service. They do not include contractor fees, materials, furniture, fittings, or any third-party purchases, which are agreed separately during the project.
For the Complete Interior Composition and Daylight-to-Dusk Oversight, a written quote will be provided following an initial consultation, and the agreed fee will be confirmed in the service agreement. Tylum will not proceed with billable work until the service agreement is signed and any required deposit has been received.
All fees are subject to applicable Malaysian taxes, which will be clearly stated in invoices and the service agreement.
4. Payment Terms
Payment schedules are specified in the service agreement. For most projects, a deposit of 50% is required before work begins, with the remaining balance payable upon completion of the agreed deliverables. For the Light & Space Review, full payment is required before the site visit is scheduled.
Invoices are payable within 14 calendar days of the invoice date unless otherwise agreed in writing. Late payments may result in the suspension of project work until outstanding amounts are settled. Tylum reserves the right to charge interest on amounts unpaid after 30 days, at a rate to be stated in the service agreement.
Tylum accepts payment by bank transfer to the account details stated on the invoice. Payments by other means are subject to prior written agreement.
5. Cancellation & Revisions
A Client may cancel a project in writing at any time. Deposits are non-refundable once work has commenced. For projects cancelled after commencement, the Client will be invoiced for work completed to that point, calculated on a time-and-materials basis or as specified in the service agreement.
The number of revision rounds included in each service is stated in the service description on this website and in the service agreement. Revisions beyond the agreed number will be charged at an hourly rate to be confirmed in the service agreement.
If a Client delays a project beyond a reasonable period — defined as 60 days of no meaningful response — Tylum may place the project on hold and resume only upon receipt of a restart fee, or may terminate the agreement and invoice for work completed.
6. Intellectual Property
All design concepts, drawings, renders, documents, and other materials produced by Tylum remain the intellectual property of Tylum until full payment has been received. Upon receipt of full payment, the Client is granted a licence to use the deliverables for the specific property addressed in the service agreement.
The Client may not reproduce, resell, or adapt Tylum's deliverables for other properties or commercial purposes without written consent from Tylum.
Tylum reserves the right to use images and descriptions of completed projects for portfolio and marketing purposes, subject to any specific confidentiality provisions in the service agreement and with reasonable anonymisation of personal details where requested.
7. Limitation of Liability
Tylum's liability to the Client for any claim arising from the services provided shall not exceed the total fees paid by the Client under the relevant service agreement. Tylum is not liable for consequential, indirect, or special damages, including loss of profit or disruption to use of a property.
Tylum's design recommendations are made in good faith based on observations of the property at the time of the site visit. Tylum does not warrant that outcomes will match renders or mood references exactly, as materials, lighting conditions, and construction results vary in practice.
Where Tylum manages contractors or coordinates procurement, it acts as an agent on the Client's behalf. Tylum is not responsible for contractor performance, defective materials, or third-party delivery failures, though it will take reasonable steps to address such issues when they arise.
8. Confidentiality
Both parties agree to keep confidential any information shared in the course of a project that is not publicly available. Tylum will not disclose property details, design plans, or personal information about the Client to third parties without the Client's consent, except where required by law or where disclosure is necessary to carry out the agreed services (such as sharing plans with contractors).
The handling of personal data provided through this website or during a client engagement is governed by Tylum's Privacy Policy, available at privacy-policy.html.
9. Website Use
The content on this website is provided for general information about Tylum and its services. It does not constitute professional advice. Tylum makes reasonable efforts to keep information accurate and current but does not warrant that the website is free of errors or that it will be available without interruption.
All images of completed interiors on this website are used with appropriate consent and are provided as representative examples. Colours, materials, and finishes depicted may appear differently in physical spaces depending on screen settings and lighting conditions.
You may not reproduce, copy, or distribute website content without prior written permission from Tylum. Linking to this website for non-commercial purposes is permitted.
10. Third-Party Services
This website may include links to external websites or services for convenience. Tylum is not responsible for the content, practices, or availability of any third-party sites and does not endorse them by linking to them.
During projects, Tylum may recommend specific suppliers, contractors, or product brands. These recommendations are based on experience and professional judgement. Tylum does not receive commission or undisclosed benefits from third parties unless this is clearly disclosed to the Client in advance.
11. Disputes & Governing Law
These terms are governed by the laws of Malaysia. Any dispute arising from the use of this website or from a service engagement with Tylum shall first be addressed through direct discussion in good faith. If the matter cannot be resolved directly, both parties agree to pursue mediation before initiating formal legal proceedings.
The courts of Kuala Lumpur, Malaysia shall have exclusive jurisdiction over any disputes that cannot be resolved through the above process.
12. Amendments
Tylum may update these Terms and Conditions from time to time. The current version will always be available on this page, with the date of last update shown at the top. Continued use of this website or continued engagement with Tylum's services following any update constitutes acceptance of the revised terms.
Amendments to the terms of a specific service agreement require written consent from both parties and do not affect other agreements already in force.
